This project is located at one of the hottest areas of Downtown Toronto. The builder, CentreCourt is well known by developing high rise residential projects across GTA.

The price is about $1650/s.f which might sound reasonable compared to 33 Yorkville. However, Yorkville is the most expensive area in Downtown. It is not fair to compare these two locations. The better way is to compare the price with the resale market at the same location. One bedroom unit (0-5 years old) is sold for about $650K to $680K in that area. This project is still on the high end of the price point.

Close to Ryerson University is one of the selling points, which makes it a good student rental for the investors. However, the current rent for one bed in Downtown is about $1850 to $1950/Month. Even before Covid, the highest rent for one bed is about $2400/month. Although there is no price details at this moment, the one bedroom unit is expected to be around $750K. There is no way it will be positive cashflow.

Overall, this project is good for living not investment.
